help me...

Plus points
- Fantastic location for an EC. 7mins walk to MRT - agreed
- Waterway developments are attractive - agreed
- Shopping centre coming up, probably up in 2014 or 2015! - dont trust any speculation of facilities in punggol, when i moved in in 2003, the town was promised to be a place of great development. 7 years down the road, amenities are sorely lacking, i find myself visiting sengkang more than staying around punggol, food is expensive, conservancy charges are one of the most expensive amongst most constituencies, sheltered walkways since day one have been leaking or providing poor shelter. deplorable bus services, ridiculous waiting time on LRT, crowd on LRT, very little taxies plying the estate(1hr wait- no cabs willing to come in the mornings) so if you are late for work and have no car......basically good luck to you.
- Price appreciation will be very good in view of the developments in Punggol. Look at Esparina. Years before, buangkok was under-developed. I don't think Esparina would fetch this kind of prices at those days. -Agreed
- Nice deco (at least for showflat). I'm not really particular about flooring materials.
- Cant agree on this i am afraid found it to be quite ....obiang. check out the curtains...bleah, kitchen is nice, bathroom is nice, study room is horrid, living room....soso.....yard is quite fugly
- ECs ard 20% cheaper than private condos. $650-700psf is really reasonable for condos
Semi agreed, but look carefully at the unit allocation and you can see that the units that have the golden 650/psft - 700psft only take up a meagre %tage of the units in the condominium and cannot be taken as the average
But
- aircraft noise. Common complain of Punggol residents. Impt especially for couples with or going to have baby
- agreed, this point is whats keeping my little baby from her afternoon naps, leading to her not sleepin well, leading to me and my wife not sleeping well as she has trouble sleeping.....you get my drift
- Punggol is afterall at one corner of Singapore
- Cant agree on that cos although its at one corner, its actually pretty well connected.
- Small kitchen
- Quite typical of condos i feel the size
- Small bedrooms, even masterbedroom -Agreed
Look carefully again at the showflat. very clever techniques were used to increase the perspective of space. for every corner, factor in the provision of the WALLS and DOOR swing space and you will know what i mean. They used mirrors to very good effect at the showflat so buyer beware. the rooms are actually much smaller than they seem. and hacked walls ^^
- No yard for 2+1, even for 3rm yard, it is strangely located, and somebody mentioned fitting a door. But i prefer a windy space for a yard - no comments ^^
- after selling the EC, have to wait 30mths before you can purchase your 2nd subsidised flat
- this wont be a caveat for second timers
